BOARD OF ADJUSTMENT MEETING
MINUTES
DECEMBER 3, 2003
Salute to Flag:
This is a Regular Meeting of the Wanaque Board of
Adjustment and adequate notice has been duly advertised by the mailing of a
notice to the Suburban Trends and the Herald & News on the 9th
day of October, 2003 and a notice thereof has been posted on the bulletin board
in the Municipal Building and a copy thereof is on file with the Borough Clerk.
ROLL CALL:
Chairman Jack Dunning, Members William Grygus, Frank Covelli, Peter
Hoffman, Don Ludwig, John Shutte, Lee Smith, Atty. Ralph Faasse and Eng.
William Gregor.
MEMBERS ABSENT:
Ted Roberto.
Chairman Dunning announced the Agenda will be taken out
of order this evening to facilitate some carry forward applications and the
balance of the evening will be dedicated to Application #09-03 Wanaque Manor
Associates.
Application #18-03 Stanislaw & Ludwika Haberny, 395 Ringwood Ave., Block 208 Lot 51, Bulk & Use Variance. Authorized Agent is Henry C. Walentowicz, Esq.
This application was carried at the last meeting to the
January 7, 2004 Meeting.
Application #20-03 Manuel O. Hoyos, 105 Conklintown Rd., Block 200 Lot 3.01, Bulk & Use Variance.
This application was carried at the last meeting to the
January 7, 2004 Meeting.
Application #21-03 Theodore J. & Jo Ann Karpovich, 52 Bergen Ave., Block 415 Lot 10, Bulk Variance.
Eng. Gregor told the Board that between him and the building inspector they informed the applicants of the deficiencies in this application. The Board Secretary received a letter from the applicants asking to be carried to the January 7, 2004 Meeting.
MOTION TO CARRY APPLICATION TO THE JANUARY 7, 2004
MEETING: made by Member Ludwig, seconded by Member Shutte, voting yes were
Chairman Dunning, Members Grygus, Covelli, Hoffman, Ludwig, Shutte and Smith.

RESOLUTIONS: None
CORRESPONDENCE:
Letter received from Elena Van Schaack, 126 Jefferson
St., Haskell, N.J. on November 20, 2003 with regard to the Haskell residents in
the area of Jefferson Street, Monroe Street and Boulevard voicing their dismay
with the proposed building of 86 townhouses on Blocks 457 and 479 (Wanaque
Manor Associates).
All members received a copy of this letter.
Letter received from Attorney Robert J. Buckalew dated
November 21, 2003 with regard to Application #20-03 Hoyos. Atty. Buckalew
represents Mr. Richard Dinkfeld, 101 Conklintown Road. Mr. Dinkfeld has asked
Atty. Buckalew to respond to the Board’s request that he provide evidence of
the right-of-way, which affords his property access to and from Conklintown
Road.
VOUCHERS: submitted by Atty. Faasse for General
Expenditures for October, November and December for $750.00.
MOTION TO APPROVE: made by Member Ludwig, seconded
by Member Shutte, voting yes were Chairman Dunning, Members Grygus, Covelli,
Hoffman, Ludwig, Shutte and Smith.
VOUCHERS: submitted by Eng. Gregor for services
rendered for October, November and December for $750.00, Application #20-03
Hoyos for $220.00, Application #09-03 Wanaque Manor Associates for $1,870.00,
for a Grand Total of $2,840.00.
MOTION TO APPROVE: made by Member Ludwig, seconded
by Member Grygus, voting yes were Chairman Dunning, Members Grygus, Covelli,
Hoffman, Ludwig, Shutte and Smith.
APPROVAL OF MINUTES: from the November 12, 2003
Meeting.
MOTION TO APPROVE: made by Member Smith, seconded
by Member Ludwig, voting yes were Chairman Dunning, Hoffman, Ludwig, Shutte and
Smith. Members Grygus and Covelli were not qualified.
ENGINEER’S REPORT:
Eng. Gregor told the Board he has received revised drawings on the Dunkin Donuts Building (LaSala Property) and Eng. Gregor will be reviewing them and will have a report on this next month.
Atty. Faasse reminded the Board the January 7, 2004
Meeting will be the Reorganization Meeting and will start at 7:30 P.M. and this
will have to be advertised in the newspaper according to the Open Public
Meeting Notice.
MOTION TO DIRECT THE SECRETARY TO DULY ADVERTISE IN
THE NEWSPAPERS THE REORGANIZATION MEETING TO START AT 7:30 P.M. ON WEDNESDAY,
JANUARY 7, 2004 WITH THE REGULAR MEETING IMMEDIATELY FOLLOWING AT 8:00 P.M.
made by Member Grygus, seconded by Member Covelli, voting yes were Chairman
Dunning, Members Grygus, Covelli, Hoffman, Ludwig, Shutte and Smith.

Atty. Peter A. Buchsbaum who is representing Application #09-03 Wanaque Manor
Associates.
