Regular Meeting

Meeting called to order by Chairman Gilbert Foulon with a salute to the flag at 8:03pm.

READING: Open Public Meeting Announcement
This is the Regular Meeting of the Wanaque Planning Board and adequate notice has been given and it has been duly advertised by the placement of a notice in the Suburban Trends and the Herald News on January 31, 2010 and a notice thereof has been posted on the bulletin board in the Municipal Building in the Borough of Wanaque and a copy thereof has been on file with the Borough Clerk.

ROLL CALL: Chairman Gilbert Foulon, Vice Chairman Graceffo, Councilman Dominick Cortellessa, Members Kevin Platt, Mark Reuter, John Shutte, Eugene Verba and David Slater. Mayor Daniel Mahler arrived at 8:05pm

PRESENT: Attorney Steven Veltri and Engineer Michael Cristaldi

ABSENT: Member William Rucci

MINUTES: from the September 16, 2010 Meeting.

MOTION TO APPROVE: made by Member Reuter, seconded by Vice Chairman Graceffo. Voting yes were Vice Chairman Graceffo, Councilman Cortellessa, Members Platt, Reuter, Shutte and Slater. Chairman Foulon and Member Verba abstained.

Chairman Foulon made an announcement to the public that Realty Associates Redevelopment Application would not be heard tonight, since the Board has not deemed the Application complete. New notices will be sent out as to when it will be heard.

COMMUNICATIONS REPORT: None

APPLICATION STATUS REPORT (Engineer’s Report): Application No. PB2010-002 Realty Associates Redevelopment, 547 Ringwood Avenue (Rhinesmith Property) – Engineer Cristaldi advised that this Application is now ready to be deemed complete and, if the Board concurs, a hearing date can be scheduled.

CHAIRMAN FOULON ENTERTAINED A MOTION TO DEEM THE APPLICATION FOR REALTY ASSOCIATES REDEVELOPMENT AT 547 RINGWOOD AVENUE COMPLETE AND SCHEDULE A PUBLIC HEARING FOR DECEMBER 16, 2010: made by Councilman Cortellessa, seconded by Member Reuter. Voting yes were Chairman Foulon, Vice Chairman Graceffo, Mayor Mahler, Councilman Cortellessa, Members Platt, Reuter, Shutte, Verba and Slater.

NEW BUSINESS APPLICATION: Steiner Industrial Inc.
617 Ringwood Avenue, Wanaque, NJ – Block 235, Lot 13
Owner Of Property is CJ’s Own, LLC, 82 Ringwood Avenue, Ringwood, NJ
Owner of Business is Marianne Steiner, 82 Ringwood Avenue, Ringwood, NJ
Marianne Steiner, President of Steiner Industrial Inc. – She advised she is not yet the property owner, but a closing is scheduled for Tuesday, October 26, 2010.
The business is an industrial supplier, primarily to the federal government. Products stored in the warehouse are sandpaper, grinding wheels, industrial supplies, safety supplies. This property will be used as a warehouse, with four employees. Two employees are in the office and two are out on the road. Logistically, the UPS and Federal Express trucks will be able to make deliveries to the property without being on, or blocking Ringwood Avenue.

MOTION TO APPROVE: made by Member Slater, seconded by Vice Chairman Graceffo. Voting yes were Chairman Foulon, Vice Chairman Graceffo, Mayor Mahler, Councilman Cortellessa, Members Platt, Reuter, Shutte, Verba and Slater.
